Q: What’s a DBSS?
A: DBSS stands for “Design, Build and Sell Scheme”. It is basically a premium HDB flat sold under HDB and applies for same conditions and grants as a regular HDB flat. The only difference is that it is built by private developers and comes with premium furnishings and a balcony.
Q: Got swimming pool and facilities?
A: It’s not a condo so nope hahaha. But we are super near Safra yishun and the mister has a membership thanks to the govt soooooo we’d like to count Safra’s swimming pool as part of the facilities hahahaha.🤪
Q: Is it same price as BTO or resale HDBs?
A: At the time that we bought it, it cost about twice as much as a BTO of the same size and cost almost the same as a resale HDB maisonette. We bought our unit for $521k back in 2015.
Q: Wah why more ex?
A: The house comes with premium furnishings (according to the developers haha) so it reduces reno or no reno is needed. So in a way, we paid for the reno which they included in the home’s price.😂
Q: What makes DBSS more “premium”?
A: The condo-looking design without the condo price tag. DBSS flats have features like balconies, floor-to-ceiling windows and condo-like interiors/exteriors. They are in move-in conditions. Most DBSS developments are also located in good locations, near amenities like shopping malls, schools, mrt and bus interchanges, etc.
Q: So what premium furnishings does a DBSS come with?
A: From what we remembered, our home came with these (it’s been 9 years so we might have missed out a few things haha)
- flooring all done (parquet flooring for bedrooms and tiles for everywhere else)
- carpentry (bedrooms, kitchen and toilets)
- both toilets fully furnished (bowls, sinks, showers)
- kitchen fully furnished (stove, hob, sinks, gas water heater, and clothes drying rack)
- air conditioning (4 units, 3 normal size ones in the bedrooms and 1 longer size one in living room)
Q: Why is the resale price of a DBSS so high?
A: There are no more new DBSS projects so the only way to get one now is through the resale market. The more famous DBSSs like Natura Loft, City View and The Peak have sold on the resale market for more than $1 mil (yes the million dollar HDBs 🤑) but ours is in the ghetto known as yishun so resale prices won’t be above $1 mil la hahaha. But even so, just comparing with resale HDBs in the vicinity, the prices of resale DBSS here in Adora Green is still much higher.
Q: Are you selling anytime soon?
A: We took a looooong time to get our home to where we are today and have barely enjoyed it. Plus, we love the location! So NOPE we’re not selling any time soon hahaha.🙅🏻♀️🙅🏻♂️ But if any of you are moving into Adora Green, please hit us up, we would love to hang out and get to know our new neighbours!🥹🙌🏻
